Property Tax Estimators

These calculation are not a guarantee of what your taxes will be, but they will give you an estimate of what to expect for their future cost. Each of these links will open in new tab and will take you directly to the page for each county's property appraiser tools.

For the year of your property purchase you will pay the tax rate of the current owner's tax status. That cost will be prorated at the time of closing between you and the seller for the time period of the year that you will own the property. The following year after closing, your property taxes will be re-calculated based on your new purchase price and filling status with the county's property appraiser. When figuring what your budget should be you can use these calculators to' estimate' what your new property tax will be going forward.

If you are moving from within Florida and already have a homesteaded property, make sure to input your 'portability' values. You have 3 years to transfer your homesteaded property and take advantage of Florida's 'Save Our Homes' act benefits. Not all of these calculators have this option to put in. Volusia County Property Appraiser website has the most detailed tool of these listed.

ABOUT PORTABILITY:

Homestead property owners are able to transfer their Save Our Homes (SOH) benefit (up to $500,000) to a new homestead within three years of giving up their previous homestead. This is called Portability.

If the just value of the new homestead is more than the previous home's just value, the entire cap value can be transferred.

Homeowners may transfer their SOH benefit to a new homestead anywhere in the State of Florida within three years of leaving their former homestead if the new homestead is established by January 1. For example, if you moved during 2019, the exemption remains on your home until December 31, 2019. You have until January 1, 2022 to qualify for a new exemption and port the benefit to a new homestead. This provision applies to all taxes, including school taxes.
For property owners who have the homestead exemption and the Save Our Homes cap, and who do not give up their homestead, the exemption and cap status remain unchanged.

A separate application must be completed by March 1 to qualify for portability.

If you own another property (2nd home, beach house, etc.) and establish your homestead there, you can remove the homestead from the old property and apply for the portability benefit.
